Hey Everyone,
Welcome to this week’s edition of The Ridgeline Rundown!
You may have seen headlines saying new home inventory is at its highest since 2008. Sounds scary—but it’s not the same. Back then we had an oversupply. Today, we’re still short on homes because builders underbuilt for 15 years.
Bottom line: more new homes now means more options for buyers, not another crash.
As always, I’m here to guide you with honest advice, real strategies, and a personalized approach that makes a difference. Have questions? Let’s chat and build a plan that works for you.

Mortgage Minute
There’s no single source for mortgage rates—the “going rate” is what lenders offer in real time. Freddie Mac’s weekly survey showed 6.56% today, the lowest since October 2024, but it lags last week’s data.
MND’s daily index reflects the current market more accurately, putting top-tier rates at 6.50% after dropping sharply following Fed Chair Powell’s Jackson Hole speech.
That 6.50% is a best-case scenario (780+ credit, 25% down, conforming loan). Rates vary by lender and points, but the key takeaway is we’re at another long-term low—being able to say “6.5%” is just a bonus.

“We have over 12 studies going on right now within the VA that deal with psychedelics, MDMA, psilocybin and others, and we’re continuing to push forward on that,” VA Secretary Doug Collins said.
