Welcome to this week’s edition of The Ridgeline Rundown!
Nationally, homes are taking longer to sell—about a week more than last year, according to Realtor.com. It’s the 17th straight month we’ve seen time on market increase. With more inventory available, buyers have choices. And when a home is priced too high, they simply move on.
Here in Colorado Springs, we’re seeing the same trend. The average days on market is now just above 40, compared to the low 30s a year ago. Inventory is also up, giving buyers more options than we’ve had in recent years. That means pricing your home right from the start is more important than ever if you want it to stand out and sell quickly.
Unlike the 2021–2022 surge, list prices have leveled off—and the sellers who succeed today are the ones adjusting to this new reality.

Mortgage Minute
Today’s CPI report had the potential to shake up rates, but markets stayed calm. Most data came in as expected, easing investor concerns and giving bonds a slight boost. Weekly jobless claims also came in higher, adding support.
As a result, 30-year fixed rates at top lenders inched to a new 11-month low, though most borrowers won’t notice much change compared to the past few days.

Let’s be real. Homes are taking a week longer to sell than they did a year ago. According to Realtor.com:
“Homes are also taking longer to sell. The typical home spent 60 days on the market in August, seven days longer than last year and now above pre-pandemic norms for the second consecutive month. This was the 17th straight month of year-over-year increases in time on market.”
Part of that is because there are more homes on the market. So, with more options for buyers to choose from, they aren’t getting snatched up quite as fast. But there’s another big reason: price.
